There's a café and terrace overlooking the water, and the lagoon hosts events during the summer months. For families with children who like outdoor water activities, the proximity is a genuine quality-of-life asset. It also means the seafront here is less dominated by shingle beach and promenade walkers, giving it a more active, sporty feel than the eastern stretches.

Aldrington station is around a 10–15 minute walk from most of the area, giving coastal rail services east to Hove (4 minutes), Brighton (10 minutes), and west towards Worthing. Hove station itself is around 20 minutes on foot, but has more frequent services and faster London trains. New Church Road carries frequent bus services (routes 1 and 1A) connecting into central Hove and Brighton, and is the most practical option for day-to-day journeys without walking to the station. Cycling to central Hove takes around 15 minutes on flat roads.

Goldstone Primary School is within walking distance for streets in the eastern part of the area. St Andrew's CE Primary is another nearby option. For secondary, Hove Park School is the main catchment school; the walk or bus journey takes around 15–20 minutes. BHASVIC sixth form college is accessible by bicycle or bus for post-16 students.

Worth knowing before you view

New Church Road running east-west through the area carries heavy traffic at peak times; houses directly on it will notice. The area is a 15–20 minute walk from Hove station; Aldrington station is closer but has a less frequent service. Bus links along New Church Road run regularly into central Hove and Brighton and are the most practical option for station access.

Nearby neighbourhoods

Moving east, Westbourne Villas and Cliftonville offer more central locations with a shorter walk to Hove station and Church Road's shops, but at higher prices and with a tighter housing mix.
